You might be asking the following questions...
1. Baka pyramid scam iyan?
No, it's not a pyramid scheme.
It is a legitimate marketing program, because there is a legitimate and well-known product: Metrogate Silang Estates.
Hindi ito pyramid scam dahil mayroong lehitimong produkto: ang Metrogate Silang Estates. Ang mga registered affiliates ay kikita pa rin ng pera kahit di sila mag-sponsor ng ibang affiliates. Paano? Sa pamamagitan ng pag-register nila or accreditation, sila ay magiging legitimate seller ng Moldex; pwede na silang kumita ng malaki through commissioning sa pamamagitan ng sales.
2. How much passive income can I earn?
There’s no limit as long as you are hardworking individual. You can earn up to P2,500 or more in ratio of P1Million production of your direct affiliate (or P25,000 income if you have 10 productive direct affiliates that produces P1Million each). And what’s more? You still have another P2,500 income from your 2nd degree affiliates (in ratio of P1Million paid up sale production) . That means, if you have 10 direct affiliates and each sponsored 10 affiliates, that is a multiplication of yourself resulting into 110 hardworking individuals who may give you a total of P275,000 income if they will produce P1Million paid up sale each. This is through [REAP]-Real Estate Affiliate Program.
Kung masipag ka, pwede kang kumita ng malaki. Paano? Sa bawat P1Million paid up sale ng 1st degree sponsored affiliate mo ay may P2,500 income ka. Hindi lang yun. Sa bawat P1Million paid up sale ng 2nd degree affiliate mo (sponsored affiliate siya ng 1st degree sponsored affiliate mo) meron ka ulit na P2,500 income. Kung ang 10 direct affiliate mo ay mag-sponsor ng tig-10 bawat isa, ang total na manpower mo ay 110 affiliates na pwedeng mag-bigay sa’yo ng income na P275,000 mula sa tig-P1Million paid up sale bawat isa.
And that’s what you call passive income.
You can earn more if you go into selling (i.e., you know someone who wants to buy at Metrogate Silang Estates and HE BUY. Your commission will be a regular commission rate an agent of Moldex are entitled. In example: You was able to close P1Million transaction. Your commission on this transaction is as follow:
Total Contract Price = P1,000,000
Commission (3%) = P30,000
Less: 10% w/holding tax = P-3,000
Net Commission = P27,000 )
At kung may 10 benta ka kada-buwan, ang total earnings mo ay P270,000 per month. Ito naman ang iyong active income.
3. Have you personally tried the business, Bener?

So yes, Real Estate is a very good business wherein you don’t have to out a big amount of money as capital. Ang kakailanganin mo lang na capital ay: pamasahe, pang-text or pang-phone call, bayad sa sales kit (which is just P350, kapalit ang chance mong kumita ng mas malaki) at higit sa lahat ang iyong TIME at kagustuhang matuto ng Real Estate business sa pamamagitan ng seminar at training (note: wala pong bayad ang seminar at training, minsan meron pang libreng lunch or merienda).
4. There are many other sales team where I can join, bakit sa team mo, Bener, ako magjo-join?
There’s no problem if you will join a team other than mine, but first, I want you to consider the following when joining a sales team:
· Credibility – You can just roam around Moldex office and ask everybody who is B1&B2 team, and they will definitely pinpoint us. And speaking about this team, tayo po ang recorded top seller awardee ng Moldex for 3 consecutive years from 2004 to 2007, and still being productive on the succeeding years. Tayo din po ang may pinakamatagal na team office sa Silang, meaning, we are always productive by being able to pay the monthly office rental ever since 2005 (more than 84 months na po ang opisina natin).
· Incentive Program – ask other sales team of Moldex if they know about REAP and you’ll find out that only our team provides this unique incentive program (kung mayron mang ibang kokopya, wala po silang originality).
· Opportunity – because Bener Alcaraz is a professional licensed broker, he was able to have affiliation with other developers such as ProFriends. And there will always be business expansion in the coming future. Meaning, if you have established your career ground with my team, di po masasayang ang pagod niyo because of a lot of opportunities coming ahead.
6. Will this really work?
Here's the simple truth: There are no guarantees.
Well, I have been in the real estate industry for around a decade, so let's look at some numbers...
A typical traditional recruiter is able to sponsor a little around 5 to 10 people after attending the New Recruits Orientation.
The typical activation rate from the total recruit is 10%, which means that for every 10 people that a recruiter sponsored, around 1 to 2 people was able to sell and make money.
Pero napakadalang ng ganitong kasipag na Realtor. Kalimitan sa kanila ay nahihiyang matawag na ahente or talaga lang mahiyain at takot magsalita sa harap ng kamag-anak or di kakilalang tao. Minsan, pagkatapos umattend ng New Recruits Orientation ay di na nagrereport sa opisina dahil yun kauna-unahan niyang inalok ay “NO” agad ang sagot sa kanya.
Bakit ito nangyayari? Dahil wala po silang sinusunod na sistema.
I, on the other hand, use the system of REAP-Real Estate Affiliate Program.
My Respondent Ratio Is 6 Persons In Just 1 Day.
It’s true, and I can show you this fact upon meeting you in person. Meaning, if REAP will be applied everyday except Sunday (that’ will lead to around 36 respondents in a week), I will have a total respondents of 162 persons in a month.
Assuming a very conservative 10 percent of those respondents decided to become registered affiliates, which mean 16 direct affiliates in a month.
These 16 people on that particular month can give me at least 1 individual sale in the span of whole year. And 16 people in 12 months are 192 persons multiplied into P2,500 income that will results into P480,000 annual income. Not to mention the other INCOMES that will be generated from my second degree affiliates which will be sponsored by my 192 direct affiliates.
Which in other words: PASSIVE INCOME.
